There will be new production, housing and social facilities, new jobs will be created.

Two territories in the south and west of the capital will be reorganized. We are talking about the former industrial zone Yuzhnoye Butovo with an area of 23 hectares and a site on Nikulinskaya Street with an unfinished multifunctional complex. The decision on the integrated development of these territories was made at a meeting of the Urban Planning and Land Commission. The investor plans to invest 25.5 billion rubles into the project, said the Deputy Mayor of Moscow for Economic Policy and Property and Land Relations Vladimir Efimov…

One of the territories where the reorganization will take place is the former industrial zone Yuzhnoye Butovo. Now there are warehouses, parking and offices.

“The city continues to work on the transformation of former industrial zones. Within the framework of the new project in the industrial zone Yuzhnoye Butovo, it is planned to place industrial and public-business facilities, the necessary social infrastructure and residential buildings. The total area will be about 364 thousand square meters. More than three thousand jobs will be created. The planned investment in the project is 23.9 billion rubles, the expected effect of the integrated development of the territory for the budget is about 2.3 billion rubles a year, ”said Vladimir Efimov.

The area of the territory on Nikulinskaya Street is 0.68 hectares. About 20.4 thousand square meters of public facilities will be built here.

“For the first time, within the framework of the integrated development of the territory, it is planned to build up a site that does not belong to the former industrial zones of the city. Now there is an abandoned construction site, the territory has not been used in any way for more than 16 years and creates discomfort for the residents of the district. The situation required the intervention of the city. As part of the project, the investor will invest about 1.6 billion rubles, and the budgetary effect will amount to 175.8 million rubles a year. Also, 675 jobs will be created, “- said the head Department of Investment and Industrial Policy Alexander Prokhorov…

What is the integrated development of territories

The integrated development mechanism allows the reorganization of unused and abandoned areas, while the city clearly sets out what exactly should be built on the site.

The first agreement on the integrated development of territories was signed this summer. The investor will invest 14 billion rubles and build facilities with a total area of almost 174 thousand square meters in the former industrial zone Oktyabrskoye Pole, and will also create more than 500 new jobs.

The total building area is almost six hectares. In addition to new housing, two kindergartens, a school, a clinic and a technopark will appear on this territory. The estimated budgetary effect from the project will be about 1.8 billion rubles. The implementation period is designed for six years, but the investor plans to complete the construction earlier – by 2024.

In November, the country’s first auction for the right to conclude an agreement for the integrated development of an industrial territory was held in the capital. Within its framework, the Korovino industrial zone in the north of the capital will be reorganized.

In total, projects for the integrated development of territories can give the city about 500 thousand jobs and almost three trillion rubles in the budget. The total investment in the implementation of projects will amount to about seven trillion rubles.
